Per Jesse's 2026-04-14 directive this is a complete conventional bid — NOT SABS. LÏEF is pricing the full Taylor:Fracasse permit set (Job 24-067) for a 2,434 SF V-B sprinklered QSR restaurant with drive-thru (plus 330 SF patio) at Shops at Ascend, Avondale: metal-stud framing, OSB sheathing, Western one-coat stucco, prefab roof trusses, full MEP, fire suppression, kitchen hood/walk-in/grease interceptor, site improvements. Preliminary estimate $785K from 3-sheet set; full plan set (structural, MEP, sections) required to harden.
